Companies and private individuals can receive special funding for employees of a company or several specific companies.
The following projects are covered by the subsidy:
- New construction or acquisition of new rented accommodation,
- Modification and extension measures to create rental housing,
- Establishment of rent and occupancy commitments in rental housing stock.
Additional funding is possible in particular for
- from the achievement of a so-called energy-saving house,
- Creation of barrier-free accessibility or age-appropriate conversion of rented accommodation,
- additional measures to design the living environment and to stabilise and maintain neighbourhood structures.
Funding is provided in the form of loans and grants. The interest rates on the loans are subsidised for a limited period.
The subsidised rental housing is tied for a certain period of time primarily in favour of employees entitled to housing (special commitment).
Within this funding line, applicants can choose between two options for justifying the special commitment to subsidised rental housing:
1. "Wohnungsbau BW - employee housing - employee flats"
2. "Housing BW - employee housing - company-rented flats"
If the "Wohnungsbau BW - Mitarbeiterwohnen - Mitarbeiterwohnungen" option is chosen, there is no right of cancellation for the housing because the employment relationship with the company has been terminated.
If the "Wohnungsbau BW - Mitarbeiterwohnen - Werkmietwohnungen" option is utilised, the tenancy agreement for the accommodation can be terminated under the simplified conditions set out in the German Civil Code (BGB) if the employment relationship with the company has ended.
Note:
You cannot apply for the subsidy if you wish to create employee housing for state employees.
In all other respects, the above applies to the general social rental housing subsidy.
